What Are The FENSA Regulations
Established in 2002, FENSA (Fenestration Self-Assessment Scheme) is a government-approved body that ensures window and door installers comply with building regulations. This scheme protects homeowners.
How FENSA Impacts Window Installers

Once a project is complete, we register it with FENSA. Within 30 days, homeowners receive a FENSA certificate confirming compliance. Installers are also subject to regular FENSA assessments to guarantee consistently high standards.
Approved Document A | Structure
FENSA regulations prohibit us from fitting windows or doors that act as load-bearing elements. In older houses (such as those from the 1930s), timber-framed windows were designed to bear structural weight. Today’s modern uPVC windows cannot withstand such loads, so we must ensure the building’s structure remains supported before installing replacements.
Common Questions:
Do all windows and doors need lintels?
- New builds: Yes. All new properties require lintels.
- Replacements: Not always. If lintels or supporting brickwork are already in place and in good condition, extra lintels aren’t needed.
How can you tell if a lintel is necessary?
Our experienced surveyors look for warning signs such as cracked brickwork or broken glass. We also rely on local knowledge and property type. If, during installation, structural movement occurs, we may need to add a lintel and will always discuss this with the homeowner before proceeding.
Who pays for lintels?
As the property owner, the customer is responsible for costs. Unlike some companies that may cut corners, we always install lintels properly when required.
What about bay windows?
Bay windows, especially in older properties, often bear significant loads. To ensure safety, we use reinforced bay poles or, in severe cases, jacking plates to support the structure above.
Approved Document C | Resistance to Moisture
This section ensures windows and doors protect against:
- Ground moisture
- Rain penetration
- Condensation
- Leaks or spillages
How we prevent moisture issues:
- Checking existing damp course membranes in older homes
- Sealing windows with silicone and covering with uPVC trim to maintain a clean, durable finish
- Ensuring draught-proofing and weather resistance as standard

Approved Document J | Combustible Appliances & Flues
Installers must ensure new windows don’t worsen ventilation around fuel-burning appliances or flues. Distances between windows and flues vary depending on the appliance type and output (e.g., 300mm for smaller systems, up to 2m for industrial boilers).
For conservatories, flues often need extending or relocating—something we assess carefully to prevent costly surprises.
Approved Document K | Protection from Falling, Collision & Impact
K2 – Falling and Collision Hazards:
- Windows below 800mm from floor level require restrictors to prevent falls or accidental collisions.
- Replacements can be like-for-like unless the design changes.
K4 – Impact Safety:
- Glass within 800mm of the floor or 300mm of a door must be safety glass (toughened, laminated, or wired).
- Bathrooms and staircases also follow this rule, depending on floor levels and step heights.

This regulation ensures windows meet strict energy performance standards. All replacements must achieve at least a C energy rating or a U-value of 1.6 or lower.
